What’s Happening in the Market

We’ve seen the total number of transactions year to date decrease by 8 as compared to a year ago, including a drop in the average and median prices.  In the meantime, average pricing per finished square foot has increased compared to the same timeframe, from $210 to $251, while the average reduction off of the list price has also increased.
Some speculate a frigid, harsh winter throughout the rest of the country has kept potential buyers within the walls of their warm houses and from venturing out to Colorado, while others think the incredible ski conditions have kept other potential buyers on the mountain. That downward trend, however, is expected to change as we head into the summer months, where land sales also become more of a focus.
