November 2015 Edition

Town Tidbits

The Calendar still says fall, but snow has fallen and temperatures are dropping.  In Crested Butte, it looks like winter is here! The ski lifts are open at Crested Butte Mountain Resort and the foot traffic is beginning to pick up in town. Most of the businesses are back up and running- open for the winter season and spirits are high as snow is beginning to accumulate on the mountain. So far, everything is in place for a fantastic snow season and lots of visitors to the area for the holidays. Be sure to get your winter travel plans locked in as flight deals are beginning to disappear and lodging is expected to fill up quickly. Holiday activities are scheduled from Gunnison to Mt. Crested Butte this month including the Night of Lights Tree Lighting in Gunnison and the annual Crested Butte Santa Crawl at Crested Butte Mountain Resort.

What's Happening in the Real Estate Market

It has been a busy Fall in the Crested Butte Real Estate Market. 44 additional condo and single family home sales have occurred since my last newsletter including five that exceeded $1 million. One of which, where our office represented both the Seller and Buyer, sold for $3,530,000. That makes 231 condo and home sales totaling $125,406,611 closed so far this year. The average reduction off list price is 6%, which is down another percent since my last newsletter, a clear indicator that the market is improving. Another 64 properties totaling $34,027,810 are under contract. Of those under contract, 33 are my listings at the Timbers on Mt. Crested Butte, which are expected to close in the Spring of 2016.

Land sales continue to increase over years past. Since, January 1, 2015, 102 parcels have sold, totaling $21,771,450. In addition, there are currently 19 parcels totaling $4,416,000 which are currently under contract.
