Town Tidbits

Fall was is in full swing and folks headed out in droves to look at the beautiful color change this season but the wind storm the last two days brought a quick end to that. The vibrant colors could be seen in almost every direction from town and the views on Kebler Pass, Ohio Pass and Cottonwood Pass were phenomenal this year. It felt like an extension of summer as the temperatures remained high and the sky stayed clear. The leaves have all but fallen now and our town has become quiet as we reminisce on September festivals like the Beer and Chili Festival, Vinotok Fall Harvest Festival and the Crested Butte Film Festival.  

It is finally cooling down in the valley, 32 degrees this morning, as we head into October. The Crested Butte Farmers Market continues for a couple more Sundays on Elk Avenue, the frightening Zombie Prom will overtake town on the 30th and KBUT's Halloween Fright Parade will be held on the 31st providing treats, crafts and fun for the local kiddos.

What's Happening in the Real Estate Market

187 condo and home sales totaling $100,595,761 have closed so far this year with the average reduction off list price remaining at 6%, down from 9% last year. This is just five sales short of the same period last year but amounting to almost $8.2mil more in volume, an 8% increase. The average sales price of $573,337 is up 8% and the median price of $375,000 is up 5%. Another 71 properties totaling $25,168,800 are under contract only two of which are over $1mil. Seems this October and November will be slower than past years as buyers pulled the trigger faster in the summer months due to lower inventory. 

85 parcels of land have closed so far in 2015. That represents $16,957,200 in volume remaining at a 50% increase over the same period last year. 8 additional parcels totaling $1,433,500 are currently under contract.
