In November, 21 single family homes and condos were sold for a total of $17,235,757. Everything from a $70,000 Grand Lodge Unit to a $2.9mil Trappers Crossing home closed in November. The number of transactions and total sales volume are down from the previous month. However, the number of homes sold for over $1mil more than doubled. A total of seven homes sold for over $1mil. As more people are in town for ski season, the market is expected to pick up. Currently, another 38 homes and condos are under contract, representing a listing amount of $25,548,450.
In land sales, a total of eight parcels sold in November – five less than in October, however the sales volume was double at $3,193,000. Sales in November represent a wide range of land from a half acre parcel in CB South,  which sold for $72,000 to a quarter acre parcel at the end of Maroon Ave which sold for $851,000, where I represented the Buyer. Currently, another ten parcels are under contract with a total listing price of $3,080,900.
Total real estate sales to date in the upper valley amount to $170,942,047. This represents roughly a $20,000,000 increase over the same period last year.
