August 2016 Edition

Town Tidbits

As kids go back to school crazy thunderstorms arrive and Crested Butte remains busy with activity. Thousands of people flocked to Crested Butte last month for the annual Independence Day Celebration. Elk Avenue was packed on a warm July 4th as spectators enjoyed the parade and filled local restaurants and shops. Temps reached the low 80's and many visitors expressed that it was a nice break from their hotter, more humid home states. During the Wildflower Festival later in the month, the weather was absolutely perfect. Wildflowers blanketed the hillsides and meadows in the entire valley, offering a huge variety of colors and shapes. The thunderstorms brought some incredible lightening shows and enough moisture to keep the fire danger at bay. At the end of July, locals and visitors had the opportunity to participate in the Crested Butte Wine and Food Festival, which included the Grand Tasting offering over 500 wines to taste. The Crested Butte Music Festival hosted several performances throughout the month with a wide range of musical styles and genres. Performances took place at the Mirror Palace as well as private homes and other venues. Live! At Mt. CB and Alpenglow also hosted free music events throughout the month which will continue in August. 

This month, the Crested Butte Art Festival takes to the streets and the August calendar is a full of events revolving around art, music and food. There is also a science presentation, a car show and a the KBUT Kampout. Enjoy the rest of your summer!

What's Happening in the Real Estate Market

In July, 31 condos and single family homes were sold for a total of $10,919,850. Six fewer homes were sold in July than in June and the total sales volume was down about $7mil. Expect the next few months to show a huge increase in sales as July was full of showings and executed contracts. July sales for condos and single family homes were very similar to those in May. Two homes sold for over $1mil and the average reduction off list price was 4%. Currently, another 66 homes are under contract, representing a listing amount of $38,068,695. In July, another 11 of the Timbers condos in which I am the exclusive Listing Agent for, sold. All but one of the remaining 19 units are under contract. 

In land sales, a total of eight parcels sold in July for a total of $1,649,000. Five more parcels sold in July than in June, with a total sales volume increase of about $600,000. The total percentage off list price in July for land sales was 3.2%. Currently, another 11 parcels are under contract with a total listing price of $3,073,000. Land sales in July range from a 31.7 acre mining claim near Tin Cup, which sold for $67,000 to a .14 acre parcel on Gothic Avenue in town, which sold for $635,000.
