Welcome to my December edition of the Crested Butte Collection.

Hope everyone is recovering from their turkey comas as ski season gets under way here in Crested Butte. Although snow fall has been slim so far, similar conditions existed last year then hit us as hard as ever in late December so I remain optimistic. After a few inches of snow Monday town is looking quite festive as we get ready for another busy Christmas Holiday. Thanksgiving was opening day which brought many folks out to the mountain and we look forward to a festive and bright Christmas season and all the joy the holidays bring.

Real Estate Market Overview

Demand for Crested Butte real estate continues to grow in the tail end of 2017. Through November a total of $202,251,331 of single family home and condo sales volume has occurred in the upper valley compared to that of $148,442,998 for the same period last year. 50 of those sales were over $1mil compared to 36 in 2016. Average reduction off list price was 4.7% in 2017 compared to that of 5.3% in 2016.

Rural Crested Butte single family home sales continue to improve through November with a total of $58,868,500 in volume and 38 transactions. In 2016 we experienced only 27 transactions and $36,217,250 worth of volume. 24 homes sold for over $1mil compared to only 12 in 2016. Average off list price was 6.8% in 2017 compared to that of 8.6% in 2016. Currently there are 46 active listings with almost $100mil in volume.

Land has seen a significant increase as well with a reported 112 transactions with $27,22,609 worth of volume through November. Same period last year we experienced 83 transactions with a total sales volume of $18,041,399. Average reduction of list price was 9.4% in 2017 compared to 8% in 2016.

Currently there are 20 single family homes on the market in the town of Crested Butte, one more than in November. There are 27 active homes on Mt. Crested Butte, down one from October. Mt. Crested Butte has only 72 active condos and town homes. The least expensive home in the upper valley is a Crested Butte South home listed at $587,500 and Crested Butte South has only 5 single family homes on the market, down from seven in November.

We experienced 27 single family home and condo sales in the upper valley for November. Sales ranged from an Grand Lodge Condo selling for $72,500 to a beautiful ski-in/ski-out, 6 bedroom, Mt. Crested Butte Home in Prospect selling for $3,365,000.
