Real Estate sales in 2018 are off to a great start. Prices are rising, inventory is even lower in some sectors and sales are up, indicating that it will be another great summer for real estate. Click Here for the First Quarter 2018 Stats comparative to previous years.
Inventory is extremely light in the town of Crested Butte with only 11 single family homes on the market, down from 15 last month. Mt. Crested Butte inventory is up slightly with 25 active homes, one more than last month. Mt. Crested Butte currently has 80 active condos and town homes on the market, up two from the month of April. Rural Crested Butte is down slightly in inventory with 9 condos and town homes and 38 single family homes on the market. Crested Butte South rose slightly from 5 to 7 single family homes currently and 6 condos/town homes, up from 5 last month.
We experienced an increase in transactions with 23 single family home and condo sales in the upper valley in April totaling $16,461,500. That’s up from 20 in March. Sales ranged from a base area Grand Lodge Condo selling for $77,500, to a stunning 35+ acre, 4 bedroom, Crested Butte home in Red Mountain Ranch selling for $2,000,000.
Land sales are definitely on the rise this spring. 14 parcels of land soldin April totaling $1,352,691, only one of which was over 20 acres. That’s up from just five in March.
