Welcome to my January edition of the Crested Butte Collection.
Hope everyone had a wonderful holiday season and will have the opportunity to enjoy the winter festivities here in Crested Butte. Hats off to the snow makers at Crested Butte Mountain Resort who did a fantastic job getting most of the ski area terrain open for our holiday visitors in one of the driest years in history. Their efforts were rewarded with over 18" of the light fluffy stuff right before Christmas. With it snowing now and more on the horizon it appears winter has arrived at last.
Real Estate Market Overview
The Crested Butte real estate market experienced robust growth in 2017. Overall average price, numbers of properties sold, and sales volume all increased between 18% and 41%. Each of these metrics was the most we have seen in the Crested Butte area in the past ten years.
The single-family home segment saw sales volume growth in almost all areas with rural Crested Butte, Crested Butte South, and rural Gunnison and Almont homes having 40% plus rates of growth. The condo and townhome segment also saw high rates of sales volume growth in Mt. Crested Butte and the surrounding areas with growth rates above 33%. The land segment saw extremely high rates of sales volume growth in both Mt. Crested Butte and rural Crested Butte. Mt. Crested Butte land sales volume was $2.9 million in 2016 and $7.4 million in 2017. rural Crested Butte land sales volume was $7.6 million in 2016 and $18.2 million in 2017.
There are currently 51 properties under contract in the Upper Valley with a listing value of $29.6 million.
We are expecting an active real estate market in 2018, with average prices expected to rise throughout all market segments. With over half the available properties currently on the market being vacant land, we expect an dramatic upward trend in that sector.

We experienced 16 single family home and condo sales in the upper valley for December. Sales ranged from a Grand Lodge Condo selling for $72,500 to a beautiful 4 bedroom, 5 and half bath, Mt. Crested Butte Town Home in The Villas selling for $1,090,000.

Our beloved Trailhead Children’s Museum is in the middle of a very challenging transition to find a new facility to make way for the new Adaptive Sports Center building. They need a facility to rent by the end of the ski season, ideally a commercial space of more than 1,000 square feet in Crested Butte or Mt.
