Current Market Conditions for June 2019

The overall residential market through the end of May is proving to hold steady. Sales volume has surpassed last year-to-date volume ($55,164,700 just up from $55,016,870). Transactions are down a bit (75 compared to 89 same time last year). We are looking forward to summer as the market shows no signs of slowing, but we suspect we’ll see fewer transactions with higher sales prices. Properties under a million remain in high demand and continue to go under contract quickly. There are currently 7 single family homes a million and over under contract, 1 more than last month.  

May Sales

In May, we had 10 single family home and 16 condo/town home sales in the upper valley, five of which were our team’s listings. These 26 sales totaled $19,038,000, and were up 11 sales from the previous month. Sales ranged from a unit in the Grand Lodge selling for $170,000 to a home in Downtown Crested Butte selling for $3,100,000. 

Land sales increased a bit with 5 sales, up 2 from the previous month, totaling $739,000. Prices ranged from a Buckhorn Lot in Crested Butte lot for $86,500 to a lot in Round Mountain at Roaring Judy for $230,000.

While a lack of inventory is a continued theme, especially for Crested Butte South single family homes, we are seeing some new properties listed in anticipation of our busy summer months.
