Current Market Conditions for December 2019

Residential sales volume through November totaled $169,757,275 which is down $17,999,079 from this time last year. Number of transactions were also down (208 compared to 291). The average sales price, $816,140, however is up almost 27% from $645,210 last year. Currently there are 33 properties under contract totaling $31,813,760; 8 of which are listed at $1mil or more including this beautiful mountain retreat listed by our office for $4,499,000.

 

November Sales

In November, we had 9 single family home sales and 17 condo/townhome sales in the upper valley. These 26 sales totaled $22,212,800 which was down $2,327,700 from October. Sales ranged from a two bedroom Three Seasons condo selling for $210,000 to a distinguished five bedroom home sale just outside the town of Crested Butte selling for $3,260,000 in which we had the pleasure of representing the Buyers.

Land transactions were down 6 from the previous month with 7 sales totaling $1,816,500 in volume. This represents a decrease in volume of $1,603,000 from October. Sales ranged from a Crested Butte South lot for $85,000 to a Red Mountain Ranch parcel selling for $550,000.
