Current Market Conditions for November 2020

Residential sales volume through October totaled $247,856,377 which is up an astonishing $100,311,902 from this time last year. Number of transactions were also up (274 compared to 182). The average sales price, $904,585, is up almost 11% from $810,683 last year. There is an incredible number of properties (85 currently) under contract, totaling $94,940,599; 34 of which are listed at $1mil or more including this Smith Hill Ranches estate listed by our office for $4,950,000.


October Sales

In October, we had 24 single family home sales and 33 condo/townhome sales in the upper valley. These 57 sales totaled $59,212,600 which was down just slightly, $1,838,850, from September. Sales ranged from a two bedroom one bedroom Grand Lodge unit selling for $121,500 to a coveted Butte Avenue home selling for $3,900,000 which was listed by an agent with Bluebird Real Estate.

Land transactions were up 9 from the previous month with 29 sales totaling $11,875,827 in volume. This represents an increase in volume of $4,761,577 from September. Sales ranged from an Irwin lot for $82,500 to a Reserve on The East River parcel selling for $1,625,000.
