Current Market Conditions for January 2021
Residential sales volume in the Gunnison Valley for the 2020 year totaled $456,306,757 which is up an astonishing $187,630,712 over 2019. The number of transactions was also up (628 compared to 439). The average sales price in the valley, $726,603, is up almost 16% from $612,018 last year. The average sales price in the north end of the valley is considerably higher at $972,363, 13% higher than 2019. Currently there are 83 properties under contract totaling $65,157,700; 21 of which are listed at $1mil or more including this lovely 4 bedroom home in the town of Crested Butte listed by our office for $3,950,000. Of those 83 properties under contract, 56 are in the north end of the valley.
In December, we had 21 single family home sales and 21 condo/townhome sales in the upper valley. These 42 sales totaled $49,247,775 which was down $996,275 from November. Sales ranged from a Grand Lodge condo unit selling for $100,000 to a stunning five bedroom home sale in the Smith Hill Ranch subdivision selling for $4,500,000.
Land transactions in Gunnison Valley for the 2020 year were also up for with 304 sales totaling $73,575,342 in volume. This represents an increase in volume of $18,167,130 from 2019. December land sales in the upper valley totaled 29 with a volume of $15,005,000. Sales ranged from a Tin Cup lot for $25,000 to a McCormick Ranch parcel selling for $2,500,000.
