September is here and fall is just around the corner. Town remains busy with lots of visitors, and soon we’ll be seeing the “Leaf Peepers” flocking to the valley to capture the spectacular fall colors. We expect peak leaf season to be September 17 – October 1. Although the days are getting shorter, and the nights colder, there is still some time to get out and enjoy camping, hiking and/or biking in the high country.
The overall residential real estate market remains strong as we close out the summer season. We closed out August with $264.5mil in sales volume year to date. Another $110mil is currently under contract putting us $140.6mil over the sales volume at this same time last year. The average sales price is up a whopping 21% to $1,066,564 from $840,427 and inventory is still disappearing as soon as it hits the market.

Current market conditions
Summer came in like a lion and is heading out the same! The market doesn’t appear to be losing steam anytime soon; even with home prices increasing substantially. Residential sales volume through August was $264,507,920 up $140,124,593 from last year along with amount of transactions, (248 compared to 148). The average sales price, $1,066,564, is also up 21% from $840,427 last year. Currently another 73 properties are under contract totaling $110,840,895, 40 of which are listed at $1mil or more including a beautiful six bedroom Moon Ridge home right outside of town listed for $5,950,000.
