The days are getting shorter and the morning air crisper here in Crested Butte indicating fall is right around the corner. The hustle and bustle of summer is winding down as we look forward to the quiet fall season. This weekend we celebrate one of our greatest events, the 21st Annual Crested Butte Chili & Beer Festival. Enjoy locally made chili, delicious craft beers and live music at the Crested Butte Mountain Resort base area.
The overall residential real estate market continues to trail behind last year by almost $8mil in sales volume. Another $47mil is currently under contract so we have some catching up to do if we expect to hit the sales volume of $198mil in 2018. The average sales price is up a whopping 26% to $794,452 from $589,959 and inventory pretty much remains stagnant with only two more over last month.

Current market conditions
What started off as a slow summer due to an incredible large snowfall has continued through our busiest months. It appears the market has leveled off and is in a slight decline as prices increase substantially. Residential sales volume through August was $108,839,975 down $7,971,995 from last year along with amount of transactions (137 compared to 198). The average sales price, $794,452, is up 26% from $589,959 last year. Currently another 45 properties are under contract totaling $42,657,400, 14 of which are listed at $1mil or more including a beautiful estate right outside of town listed for $3,375,000 of which we represent the Buyer.
