Current Market Conditions for November 2021

Residential sales volume through October totaled $372,339,800 which is up $120,808,423 from this time last year. Number of transactions were also up (330 compared to 275). The average sales price, $1,128,302, is up 19% from $914,659 at this time last year. Currently there are 74 properties under contract totaling $83,964,700; 27 of which are listed at $1mil or more including this beautiful six bedroom Prospect home listed by our office for $6,000,000.

October Sales

In October, we had 13 single family home sales and 22 condo/townhome sales in the upper valley. These 35 sales totaled $35,977,500 which was down $28,856,000 from September. Sales ranged from a Grand Lodge studio unit selling for $132,500 to a stunning four bedroom home sale in downtown Crested Butte selling for $3,325,000.

Land transactions were down 8 from the previous month with 16 sales totaling $8,618,500 in volume. This represents a decrease in volume of $12,181,500 from September. Sales ranged from a Buckhorn Ranch lot for $175,000 to a Smith Hill Road parcel selling for $1,500,000.
