Current Market Conditions for January 2022

2021 has come to an end and what a year it was! Crested Butte Collection closed 80 transactions and $64,156,400 in sales volume in 2021. Residential sales volume in the Gunnison Valley for the year totaled $577,686,429 which is up an astonishing $136,904,387 over 2020. The number of transactions was also up (649 compared to 572). The average sales price in the valley, $890,117, is up 13% from $770,597 last year. The average sales price in the north end of the valley is considerably higher at $1,129,286, 14% higher than 2020. Currently there are 74 properties under contract totaling $57,256,777; 15 of which are listed at $1mil or more including this ski-in/ski-out Westwall condo unit listed for $3,795,000. Of those 74 properties under contract, 54 are in the north end of the valley.

December Sales

In December, we had 15 single family home sales and 24 condo/townhome sales in the upper valley. These 39 sales totaled $45,772,933 which was up $3,082,533 from November. Sales ranged from a Grand Lodge condo selling for $135,000 to a beautiful 6 bedroom home in Moon Ridge selling for $5,625,000.

Land transactions were up 1 from the previous month with 13 sales totaling $8,451,900 in volume. This represents a increase in volume of $2,816,900 from November. Sales ranged from a Crested Butte South lot for $195,000 to a Mt. Crested Butte lot selling for $3,200,000.
