Current Market Conditions for August 2022
Residential sales volume through July totaled $164,441,950 which is down $62,324,970 from this time last year. Number of transactions are also down (147 compared to 218). The average sales price, $1,118,652, however is up 7% from $1,040,215 last year. Currently there are 14 properties under contract totaling $22,303,500; 4 of which are listed at $1mil or more including this incredible development opportunity listed for $12,000,000.
In July, we had 6 single family home sales and 12 condo/townhome sales in the upper valley. These 18 sales totaled $23,132,500 which was down $2,681,400 from June. Sales ranged from a one bedroom Pitchfork condo selling for $205,000 to a distinguished five bedroom home sale in Aperture selling for $7,400,000.
Land transactions were down 25 from the previous month with 4 sales totaling $2,430,000 in volume. This represents a decrease in volume of $11,539,475 from June. Sales ranged from a Floresta Townsite lot for $450,000 to a Summit Road parcel selling for $775,000.
