Current Market Conditions for September 2022

Residential sales volume through August totaled $200,401,950 which is down $64,105,970 from this time last year. Number of transactions were also down (174 compared to 248). The average sales price, $1,151,735 continues to rise and is up 7.4% from $1,066,564 last year. Currently there are 54 properties under contract totaling $62,499,500; 16 of which are listed at $1mil or more including this spectacular 6 bedroom home on Belleview Avenue for $4,590,000.


August Sales

In August, we had 11 single family home sales and 16 condo/townhome sales in the upper valley. These 27 sales totaled $35,960,000 which was down $12,827,500 from July. Sales ranged from a base area Grand Lodge unit selling for $215,000 to a gorgeous mountain home in Trappers Crossing selling for $4,000,000 which was listed by our office.

Land transactions were up slightly (2) from the previous month with 6 sales totaling $3,824,000 in volume. This represents an increase in volume of $1,394,000 from July. Sales ranged from a lot in the town of Irwin for $140,000 to a 35 acre parcel in The Reserve on the East River selling for $1,675,000.
