Current Market Conditions for November 2022
Residential sales volume through October totaled $272,169,094 which is down $101,379,006 from this time last year. Number of transactions were also down (231 compared to 331). The average sales price, $1,178,221, is up almost ever so slightly from $1,128,598 last year. Currently there are 40 properties under contract totaling $53,986,400; 14 of which are listed at $1mil or more including this stunning rural home on acreage listed for $5,350,000.
In October, we had 17 single family home sales and 13 condo/townhome sales in the upper valley. These 30 sales totaled $44,144,982 which was up $16,522,820 from September. Sales ranged from a studio Grand Lodge unit selling for $226,000 to a luxurious five bedroom home sale in the town of Crested Butte selling for $4,350,000 which was listed by our office.
Land transactions were down 12 from the previous month with 4 sales totaling $1,390,000 in volume. This represents a decrease in volume of $10,069,000 from September. Sales ranged from a Crested Butte South lot on Stephenson Place for $210,000 to another Crested Butte South lot on Gillaspey selling for $480,000.
