The Crested Butte Collection Market Update is your source for the latest real estate trends throughout Crested Butte and Gunnison Valley. Our March 2024 issue dives into February sales compared to 2023. Despite less residential transactions last month, we saw an increase in total sales volume, average sale price, months of supply, and new listings compared to the same time last year. The highest sale was 152 Evergreen Drive, a 5 bedroom home in Trappers Crossing that sold for $4,820,000. February land sales experienced the opposite trend; an increase in total transactions but a decline in total sales volume, average price, and new listings YOY as all but one sale were rural parcels sold for under $275k. The highest sale was 422 Sopris Avenue, a Crested Butte lot which sold for $825,000.

Upper Gunnison Valley Real Estate Review

The Upper Gunnison Valley is comprised of all areas north of Almont: Crested Butte, Mt. Crested Butte, Rural Crested Butte, Crested Butte South, and Kebler Pass. In these markets we continue to see growth in new listings and months of supply year over year. February sales and average price were also up compared to 2023. There was only one land sale in the Upper Gunnison Valley during February 2024, which was 422 Sopris Avenue. As of March 4th, there are 68 properties under contract, totaling over $85.5M.
