August 2024 Review

Gunnison County

August experienced a decline in sale price across the board with a 20% dip in average sale price for residential properties versus the same time last year and a 35% drop for land. This drop in the residential segment is partially due to a record breaking sale last year of 14 Kokanee Lane, which sold for $10M. The highest sale in August of this year was 416 Par Lane, which sold for $3.06M. We also witnessed a decrease in average days on market for both residential and land segments compared to last year, with averages of 138 days for residential listings and 124 days for land listings.

Upper Gunnison Valley

The Upper Gunnison Valley market had 57% of the residential sales in Gunnison County and 72% of the total sales volume county-wide, while 32% of land sales and 78% of total land sale volume was north of Almont. As of September 5th, there are 80 properties under contract in the Upper Gunnison Valley, totaling over $94M in volume.
