April 2025 Review

 Gunnison County

The real estate market throughout Gunnison County continues to stabilize with average and median residential sales prices continuing to decrease year to date. Residential and land sales increased from 2024 with 28 home sales and 6 land sales in the month of April. 

Average days on market increased 12% YOY for residential listings last month, and 93% for land. As we move closing to the summer season, inventory is picking up, with 50 new home listings last month and 35 new land listings, and we expect this trend to continue.

The highest sale in April was 13 Aspen Lane, a 5 bedroom, 3,810 SF residence in the Elk Run subdivision of Mt. Crested Butte, which sold for $2,775,000 or $728/SF. The highest land sale was 104 Bear Scratch Lane, a 1.049 acre parcel in the Prospect at Mt. Crested Butte subdivision, which sold for $825,000 or $786,463/AC.

Upper Gunnison Valley

The Upper Gunnison Valley market had 64% of the residential sales in Gunnison County and 83% of the total sales volume county-wide, while 67% of land sales and 89% of total land sale volume was north of Almont. As of May 5th, there are 59 properties under contract in the Upper Gunnison Valley, totaling over $59M in volume.
