May 2025 Review
Gunnison County
Inventory is on the rise! May 2025 experienced a 55% increase in new residential listings compared to last year, with 102 new listings throughout the county. This is the highest influx we’ve seen in the month of May over the past five years.
Residential sales increased slightly year over year, but average sale price of homes remained consistent. In contrast, land sales volume increased 173% compared to last year, due in part to jump in average sale price from $272K in May of 2024 to $619K in May of this year.
The highest sale in May was 594 County Road 4, a 5 bedroom, 3,678 SF residence near Peanut Lake, which sold for $4,500,000 or $1,223/SF. The highest land sale was 2501 & 2701 E New York Avenue, two commercial lots in the Gunnison Rising development, which sold for $1,500,000 or $274,223/AC.

Upper Gunnison Valley
The Upper Gunnison Valley market had 47% of the residential sales in Gunnison County and 63% of the total sales volume county-wide, while 50% of land sales and 70% of total land sale volume was north of Almont. As of June 3rd, there are 61 properties under contract in the Upper Gunnison Valley, totaling over $65M in volume.
