We’re beginning to see wildflowers sprout throughout the valley which is always a reminder the Crested Butte Wildflower Festival is happening soon! The Crested Butte Collection Market Update is your source for the latest real estate trends throughout Crested Butte and the Gunnison Valley. Our June 2025 Market Update dives into May sales throughout Gunnison County and the Upper Gunnison Valley as we compare real estate sales year over year.

Inventory is on the rise! May 2025 experienced a 55% increase in new residential listings compared to last year, with 102 new listings throughout the county. This is the highest influx we’ve seen in the month of May over the past five years. Residential sales county-wide increased slightly year over year, with the average sale price remaining consistent. Land sales increased 20%, with 173% increase in sales volume, due in part to a jump in average sale price from $272K to $619K last month.
