June 2025 Review

 Gunnison County

June was a strong month for residential sales throughout Gunnison County. We had 38 total sales, which is a 58% increase over 2024, and despite seeing the lowest average sale price YTD last month, home values still averaged 11% above last year at $831,560 county-wide.

In contrast, land sales were down 13% and with a 39% decrease in sales volume compared to last year. We’ve continued to see a steady increase in land inventory since March with 62 new land listings last month.

The highest sale in June was 18 Aspen Lane, a 4 bedroom, 4,110 SF home in Mt. Crested Butte, which sold for $3,035,000 or $738/SF. The highest land sale was 613 S 14th Street, a 1.46 AC parcel of 13 total lots in the industrial zone of Gunnison, which sold for $1,850,000 or $1,267,123/AC.

Upper Gunnison Valley

Upper Gunnison Valley sales last month made up a smaller share of the market than we typically see, with 29% of the residential sales and 14% of land sales located north of Almont. As of July 8th, there are 66 properties under contract in the Upper Gunnison Valley, totaling over $74M in volume.
