July 2025 Review

 Gunnison County

It has been a busy and productive summer season in Gunnison County! We had 46 total residential sales, which was 18% more than last year. The average residential sale price for July was $952,198, a decrease of 7% YOY, but 15% higher than June. Land sales were also up from last year, with a 20% increase in total sales and a 24% increase in sales volume compared to last year.

The highest sale in July was 426 Saddle Ridge Ranch Road, a 5 bedroom, 4,490 SF home in Saddle Ridge Ranch, which sold for $7,050,000 or $1,570/SF. The highest land sale was TBD Highway 133, 838 acres in Somerset, which sold for $2,175,000 or $2,595/AC.

Upper Gunnison Valley

Last month, 35% of residential sales and 57% of residential sale volume was north of Almont. The Upper Gunnison Valley also had 27% of land sales and 34% of land sales volume in July. As of August 4th, there are 96 properties under contract in the Upper Gunnison Valley, totaling over $131M in volume.
