August 2025 Review
Gunnison County
August was a busy month for real estate in Gunnison County. Although the number of sales in August were down year over year, the number of pending contracts are higher while the average days on market for homes are the lowest we’ve seen YTD. What does this mean? Our spring/summer inventory is moving as buyers are acting quicker on homes that are priced and positioned well.
The highest sale in August was 33 Aperture Lane, a 5 bedroom, 5,393 SF home in the Aperture subdivision, which sold for a staggering $8,100,000 or $1,571/SF, and is the third highest sale to date in the town limits of Crested Butte. The highest land sale was 3410 Aspen Mountain Road, a 35 acre parcel located in The Reserve at East River, which sold for $1,275,000,000 or $36,366/AC.

Upper Gunnison Valley
Last month, 50% of residential sales and 71% of the total residential sale volume for Gunnison County was in the Upper Gunnison Valley. Similarly, 42% of land sales and 77% of the total volume of land sold county-wide was north of Almont. As of September 2nd, there are 101 properties under contract in the Upper Gunnison Valley, totaling over $139M in volume.
