September 2025 Review

 Gunnison County

The real estate market in Gunnison County was booming last month, with 56 residential sales equalling over $74M in sales volume. This marks the highest monthly volume sold in the past four years, and the most residential sales of any month in the past three years except one – September of 2023, which had 68 sales. Residential sales volume increased 53% year over year, while land sales volume increased 23%.

The highest sale in September was our listing at 3 Summit Court, a 5 bedroom, 4,069 SF home in the Summit subdivision, which sold for $5,242,000 or $1,288/SF. The highest land sale was 108 Gothic Avenue, 0.18 acres in downtown Crested Butte where the historic CB Ranger Station is located, which sold for $1,300,000 or $7,222,222/AC.

Upper Gunnison Valley

Last month, 59% of residential sales and 79% of the total residential sale volume for Gunnison County was in the Upper Gunnison Valley. Similarly, 53% of land sales and 79% of the total volume of land sold county-wide was north of Almont. As of October 1st, there are 83 properties under contract in the Upper Gunnison Valley, totaling over $116M in volume.
