October 2025 Review
Gunnison County
Last month, residential sales volume was 12% higher than in 2024 and 29% higher for land sales, despite less transactions in both segments due to impressive jumps in property values. The county-wide average sold price of homes was $1.6M and $428K for land last month.
The highest sale in October was 188 Bethel Road, a 7 bedroom, 9,147 SF home in the Smith Hill Ranches subdivision, which sold for a record-breaking $11,915,000 or $1,303/SF. This sale is the fourth highest sale in Gunnison County and the highest sale to date in the upper Gunnison Valley. The highest land sale was 227 Phoenix Way, a 35.2 acre parcel also located in Smith Hill Ranches, which sold for $2,000,000 or $56,818/AC.
Upper Gunnison Valley
Last month, 69% of residential transactions and 86% of residential sales volume was in the upper Gunnison Valley. Similarly, 64% of land transactions were north of Almont which was an incredible 91% of the total land volume sold county-wide. As of October 4th, there are 73 properties under contract in the Upper Gunnison Valley, totaling over $83M in volume.
