November 2025 Review
Gunnison County
Residential sales dipped 17% year over year last month while land sales saw a 57% increase compared to 2024. The average home price county-wide declined 32% to $910,479, while the average sale price for land in November was $823,114 – which is reflecting a record breaking sale that has been long in the making.
TBD Prospect Drive is 4 development parcels spread over 178 acres at the top of Prospect Subdivision. This property went under contract in 2021 and officially closed last month for $12,000,000. The potential development is comprised of 53 acres of developable land and has PUD approval for up to 160 total units, with a mix of residential, commercial, and parking.
Upper Gunnison Valley
Last month, 52% of residential transactions and 73% of residential sales volume was in the upper Gunnison Valley. Similarly, 55% of land transactions were north of Almont which was 95% of the total land volume sold county-wide. As of November 1st, there are 56 properties under contract in the Upper Gunnison Valley, totaling over $64M in volume.
