January Sales Snapshot

Residential inventory is building as average days on market increase. New listings surged 53% YOY, while a decrease in sales pushed the month’s supply of inventory from 5.3 to 6.9 months. The upper valley supply of inventory jumped from 5.9 to 8.8 months compared to January of last year, appearing to signal a buyer’s market by traditional standards. However, it’s important to note that standard supply benchmarks don’t always translate directly to resort and destination communities like Crested Butte.

The land market last month showed an increase in sales volume YOY and steady transaction counts. A decline in price/acre combined with the drop in median price suggests a strategic pivot by buyers toward larger parcels that offer better value countywide.
