About TBD Sandy Road

105 acres of private Colorado mountain land with Willow Creek running year-round through the property. Located off County Road 25A between Montrose and Gunnison, the property has gated access and no public access, making it a quiet place to get away. The terrain is mountainous but very usable, with good level areas for camping and a potential building site. You can easily pull a camper onto the property, set up camp, build a fire and enjoy the kind of quiet that's getting harder to find. At night, the stars are incredible, and in the fall you can hear elk bugling in the surrounding mountains. The property has a mix of mountain vegetation and plenty of wildlife, including elk, deer, bear and grouse, with hunting potential. There are great views throughout the property and plenty of room to explore, camp and spend time with family and friends. Access is seasonal and there are currently no utilities. Gunnison and Montrose are each approximately an hour away. This has been a wonderful family getaway—a place to camp, explore, hunt, sit around a fire and simply relax without public traffic or crowds. Annual property taxes are just $19.71. Listing Broker is the owner. This land is subject to a grazing lease which maintains the agricultural status.
