September has arrived bringing cooler temps and the hint of Fall. Snow is called for on Tuesday but warmer weather returning afterward. Town is still very much alive and well with visitors enjoying the tail end of summer. With the winter ski season right around the corner, Vail Resorts announced last week their plans for reservations and lift access for the 2020/2021 season, click here for details.

The Crested Butte real estate market is as robust as ever as we head into the end of the third quarter. Our market is up over $15.5mil in sales volume compared to this time last year and another $130mil is currently under contract. The average sales price is up significantly, 12.5%, $840,427 from $794,430 and inventory is down drastically with 48 less listings this month over last. If you have considered selling you may be surprised as to what value you can get right now! Call us for a current evaluation of your property.

Current market conditions

Any initial pandemic fears and the negative effects it would have on our real estate market is a thing of the past. Our robust real estate market continues to gain momentum as buyers focus on rural areas with smaller populations. Residential sales volume through August was $124.4mil, up over $15.5mil from this time last year along with amount of transactions (148 compared to 137). The average sales price, $840,427, is up 12.5% from $794,430 last year. Currently another 124 properties are under contract totaling $129,979,699, 43 of which are listed at $1mil or more including our exclusive riverfront estate right outside of town that we have listed for $5,999,000.
