February 2021 Edition


The 2020/2021 ski season is in full swing with Vail’s reservations system seeming to work pretty well. Early season skiing has been good however we could definitely use more snow (do your snow dances)! Town has been full of life and businesses are happy to see our winter visitors. While we are enjoying the season, we gladly welcome the longer and warmer days as we look forward to Spring.

With the first month of 2021 under our belts, we’re still seeing record low mortgage rates which have been helping to drive our incredible sales numbers. The overall residential real estate market is remaining strong with $23mil closed in January. Another $67mil is currently under contract which is a great start to the new year. The average sales price is up a whopping 37% to $890,057 from $558,203 this time last year. Inventory is incredibly low with 18 fewer listings than last month. If you have been thinking about selling, now is the time!

Current market conditions

The incredible momentum we saw this fall and early winter continues as we head into February. The market remains strong as ever with $23,141,500 in residential sales volume through January. This is up $14,768,450 from last year along with amount of transactions (26 compared to 15). The average sales price, $890,057, is up 37% from $558,203 last year. Currently another 72 properties are under contract totaling $67,165,700, 22 of which are listed at $1mil or more including a beautiful McCormick Ranch home listed by our LIV Sotheby’s International Realty office.
