The spring “shoulder season” is in full swing here in Crested Butte as we head into May. Things have quieted around town as everyone takes a short breather before heading into the busy summer season. With the days getting longer and warmer, we will soon be getting out to enjoy hiking and/or biking in the high country.
The overall residential real estate market continues to remain strong with $119,809,030 in sales volume from January through April. That is $69mil over this time last year with another $77mil currently under contract. The average sales price continues to climb, up 17% to $928,752 from $763,038 and inventory pretty much remains stagnant with seven fewer listings than last month.

Current market conditions
Residential sales volume through April totaled $119,809,030 which is up $69,448,457 from this time last year. Number of transactions were also up (129 compared to 66). The average sales price, $928,752, was also up 17% from $763,038 last year. Currently there are 53 properties under contract totaling $77,367,000; 30 of which are listed at $1mil or more including this extraordinary home in the town of Crested Butte listed by our office for $4,315,000.
