Summer is in full swing here in Crested Butte and boy, how different things are from this time last year! Covid restrictions have been lifted and many of our favorite summer events such as Alpenglow, the Farmers Market, and the 4th of July Parade are back. We’re also excited to announce that CBMR opened for summer activities on June 12th. Lifts are spinning daily until 5:00 PM for downhill mountain biking and hiking. We look forward to the many other summer activities offered throughout the valley such as golfing, fishing, horseback riding, paddleboarding, and more!
The overall residential real estate market continues to boom with $194.4mil in sales volume through June. Another $72.2mil is currently under contract and the average sales price is up a whopping 20% to $1,034,079 from $824,329 at this time last year. Our biggest challenge however remains the lack of inventory available. Properties are going under contract almost as soon as they are listed. It’s not just the temperatures that have been unseasonably hot; the Crested Butte Real Estate Market is on fire! The momentum we saw this spring continues to grow with prices increasing substantially while inventory continues to be our biggest challenge. Residential sales volume through June was $194,406,920, up a whopping $125,163,288 from last year along with amount of transactions (188 compared to 84). The average sales price, $1,034,079, is up 20% from $824,329 last year. Currently another 55 properties are under contract totaling $72,220,000, 23 of which are listed at $1mil or more including a beautiful 5 bedroom home in the Town of Crested Butte, listed by our office for $4,315,000.
