November is here which means the holidays are right around the corner! Town remains on the quiet side however businesses are gearing up for a busy winter season. Crested Butte Mountain Resort opening day is Wednesday, November 24th. If you haven’t already purchased a ski pass, or need to purchase day passes, you can do so here.

The overall residential real estate market remains strong as we head into the winter season. We closed out October with $372.3mil in sales volume year to date. Another $83.9mil is currently under contract putting us $120.8mil over the sales volume at this same time last year. The average sales price is up a whopping 19% to $1,128,302 from $914,659 and inventory is still disappearing almost as soon as it hits the market.

Current market conditions

We are enjoying the brief off-season throughout the valley. With that said, the real estate market is remaining fairly steady. Residential sales volume through October was $372,339,800 up $120,808,423 from last year along with amount of transactions, (330 compared to 275). The average sales price, $1,128,302, is also up 19% from $914,659 last year. Currently another 74 properties are under contract totaling $83,964,700, 27 of which are listed at $1mil or more including a beautiful six bedroom Prospect home listed by our office for $6,000,000.
