February is here and ski season is in full swing! February tends to be our snowiest month here in Crested Butte and with more snow in the forecast this week, we’re looking forward to some more powder days. Town remains busy with lots of visitors, and the busy President’s Day weekend will be here before we know it. If you’ve been craving fresh sushi, the wait is over! We are excited for the opening of Crested Butte’s newest restaurant, Izakaya Cabin. Opening in early February, they will begin taking reservations in March.
The overall residential real estate market continues to thrive as we begin the new year, though inventory continues to be very limited. We closed out January with $17mil in sales volume. Though this is $5.9mil below the sales volume at this time last year, there is another $48mil currently under contract. The average sales price is up 7% to $952,811 from $890,057 and inventory is still disappearing almost as soon as it hits the market.

Current market conditions
2021 was one of, if not the, busiest years we’ve seen for Crested Butte real estate. The market doesn’t appear to be losing steam anytime soon; even with home prices increasing substantially. Residential sales volume in January was $17,150,600 down just $5,990,900 from this time last year along with amount of transactions, (18 compared to 26). The average sales price, $952,811, is up 7% from $890,057 last year. Currently another 52 properties are under contract totaling $48,270,000, 15 of which are listed at $1mil or more including a newly constructed, 3 bedroom home in the Town of Crested Butte listed for $4,150,000.
