Another great ski season is coming to a close this weekend. Town has been incredibly busy the first quarter of 2022 and we’ve seen record numbers of visitors this spring. Hotels have been at capacity and restaurant reservations have been off the charts. Sunday, April 3rd is closing day so be sure to hit the hill and get your last few turns in!

Off-season arrives next week giving everyone a bit of a breather before we head into the busy summer months. If you’ve got time on your hands or are looking for ways you can make a local impact in Crested Butte and the Gunnison Valley, please check out some of our favorite local charitable and non-profit organizations here.

The overall residential real estate market is leveling off some as we close out the first quarter of 2022 with the lack of inventory having been our biggest challenge. We closed out March with $53.7mil in sales volume year to date. This is $36mil under last year at this time however there is another $61.7mil is currently under contract. The average sales price however is up 8% to $976,351 from $899,438 at this time last year. We’re beginning to see more new listings as we head into spring and properties are still moving fast.

Current market conditions

Residential sales volume through March totaled $53,699,350 which is down $36,244,500 from this time last year. The number of transactions were also down (55 compared to 100). The average sales price, $976,351, however is up 8% from $899,438 at this time last year. The market is beginning to pick up steam again as we head into spring. There are currently 61 properties under contract totaling $61,746,000; 21 of which are listed at $1mil or more including this beautiful Hidden River Ranch home listed for $4,499,000.
