August is here and town continues to buzz with summer activity. We celebrate the 50th annual Crested Butte Arts Festival this coming weekend. Experience world class fine art, food, music, dance and more August 5-7. Although the days are starting to get shorter, and the nights cooler, there is still plenty of time to get out and enjoy camping, hiking and/or biking in the high country. Our early monsoon season has kept the valley lush and green and made for some great biking conditions!

The overall residential real estate market remains stable as we sail through the summer season. We closed out July with $164.4 mil in sales volume year to date, which is down $62,324,970 from this time last year. There is currently $22.3 mil under contract as we head into August. The average sales price is up 7% to $1,118,652 from $1,040,215 and we’re beginning to see slightly more inventory on the market.

Current market conditions

Summer is flying by with August being one of our busiest months! The market remains stable and home prices continue to be on the rise throughout the valley. Residential sales volume through July totaled $164,441,950. This is down $62,324,970 from this time last year. The number of transactions are also down (147 compared to 218). The average sales price, $1,118,652, however is up 7% from $1,040,215 last year. Currently there are 14 properties under contract totaling $22,303,500; 4 of which are listed at $1mil or more including this incredible development opportunity listed for $12,000,000.
