October 2022 Edition


October is here bringing with it cool crisp mornings and warm sunny days. We woke up to the first snow of the season on the peak on October 1st. Town continues to buzz with “Leaf Peepers” flocking to the valley to capture the spectacular fall colors. We expect peak leaf season to run through Sunday, October 9th. Although the days are getting shorter, and the nights colder, there is still some time to get out and enjoy some year end camping, hiking and/or biking in the Gunnison Valley.

The overall residential real estate market has continued to stabilize as we finish out the summer season. We closed out September with $228mil in sales volume year to date. Another $90.5mil is currently under contract putting us $108.3mil below the sales volume at this same time last year. The average sales price is also down ever so slightly (less than 1%) to $1,134,448 from $1,140,211 and inventory is beginning to stay on the market a little longer. Current market conditions

The Crested Butte area real estate market seems to be returning to a more “normal” pace as we head into the fall season. Residential sales volume through September was $228,024,112 which is down $108,338,188 from last year along with amount of transactions, (201 compared to 295). The average sales price, $1,134,448, is also down slightly (less than 1%) from $1,140,211 last year. Currently another 66 properties are under contract totaling $90,523,500, 30 of which are listed at $1mil or more including a beautiful home in the Town of Crested Butte listed by our office for $5,650,000.
