November is here, bringing with it the excitement and anticipation of ski season! Crested Butte Mountain Resort opening day is coming up Wednesday, November 23rd. If you haven’t already purchased a ski pass, or need to purchase day passes, you can do so here. The Nordic Center opening day is November 12th; you can purchase nordic passes here. Though town is still enjoying a brief slowdown, the holidays are right around the corner and our restaurants and shops are gearing up for another busy winter season. Butte Bucks go on sale again this year on Black Friday. If you’ll be visiting town this season, please stop in and say hello!

The overall residential real estate market has continued to stabilize as we near the end of the year. We closed out October with $272mil in sales volume year to date. Another $53.9mil is currently under contract putting us $101.3mil below the sales volume at this same time last year. The average sales price is up ever so slightly (less than 1%) to $1,178,221 from $1,128,598. Inventory is beginning to stay on the market just a little longer however that may change as we head into the winter selling season. Current market conditions

Residential sales volume through October totaled $272,169,094 which is down $101,379,006 from this time last year. Number of transactions were also down (231 compared to 331). The average sales price, $1,178,221, is up almost ever so slightly from $1,128,598 last year. Currently there are 40 properties under contract totaling $53,986,400; 14 of which are listed at $1mil or more including a stunning rural home on acreage listed for $5,350,000.
