After what was a very snowy winter, it’s finally starting to feel like spring here in Crested Butte. They days continue to get longer and warmer which means summer is just around the corner. Activities around town will start picking up toward the end of this month and we’ll soon be welcoming back our summer visitors. Hiking and biking season will be here before we know it; however, it’s taking our trails a little longer to melt off this year. Be sure to check for closures and trail conditions before you head out. 

The Crested Butte 2023 Chamber Business Awards are coming up and the deadline to get your vote in is May 5th. The Crested Butte Collection is up for nomination in two following categories:

  • Overall Business of The Year

The overall residential real estate market has remained steady throughout the off-season. We closed out April with $36.24mil in sales volume year to date. Another $39mil is currently under contract putting us $47.7mil below the sales volume at this same time last year. The average sales price is up 8% to $1,066,086 from $976,457. Though inventory has been challenging, we are starting to see more properties come on the market for the summer selling season.

Current market conditions

What a spectacular winter we had! CBMR reported 326″ of snowfall during their 2023/23 season. The Crested Butte real estate market has continued to stabilize throughout the first quarter of 2023. Residential sales volume through April totaled $36,246,930 which is down $47,728,420 from this time last year. Number of transactions were also down (34 compared to 86). The average sales price, $1,066,086, however is up 8% from $976,457 last year. Currently there are 31 properties under contract totaling $39,017,577; 7 of which are listed at $1mil or more including an incredibly stunning mountain retreat listed by our office for $9,500,000.
