Current Market Conditions for July 2023

Residential sales volume through June totaled $80,024,881 which is down $61,284,569 from this time last year. The number of transactions are also down (63 compared to 291). The average sales price, $1,276,236, however is up 14% from $1,095,422 last year. Currently there are 36 properties under contract totaling $40,279,776; 10 of which are listed at $1mil or more including this beautiful new home in the Town of Crested Butte, listed by our office for $5,395,000.

 

June Sales

In June, we had 8 single family home sales and 9 condo/townhome sales in the upper valley*. These 17 sales totaled $32,254,951 which is up $20,731,951 from May. Sales ranged from a three bedroom deed restricted manufactured home on Red Lady Avenue selling for $125,401 to a rare offering in Roaring Judy Ranch listed by our office which sold for $8,500,000.

Land transactions were up 1 from the previous month with 6 sales totaling $3,092,500 in volume. This represents a slight decrease in volume of $667,500 from May. Sales ranged from a Crested Butte South lot for $225,000 in which we represented the Buyer, to a FSBO parcel in the Whetstone Industrial Park selling for $1,000,000.
