It’s hard to believe that it’s already August! Town is buzzing with summer activity and everyone is looking forward to the 51st Annual Crested Butte Arts Festival coming up this weekend. Experience world class fine art, food, music, dance, and more August 4-6. Our monsoon season has finally arrived after a dry start to summer bringing some much needed rain to the valley! Although the days are starting to get shorter, and the nights cooler, there is still plenty of time to get out and enjoy camping, hiking and/or biking in the high country. If you’re looking for something to do in the weeks ahead, we have a list of great local activities under the Community Tab on our website.

The overall residential real estate market remains stable as we head into the dog days of summer. We closed out July with $99.7mil in sales volume year to date. Another $88.8mil is currently under contract putting us $64.7mil below the sales volume at this same time last year. The average sales price is up almost 16% to $1,329,571 from $1,118,652 and we are seeing more inventory coming on the market for the peak summer sales season.

Current market conditions

Residential sales volume through July totaled $99,717,881 which is down $64,724,069 from this time last year. Number of transactions were also down (75 compared to 147). The average sales price, $1,329,571, however is up almost 16% from $1,118,652 last year. Currently there are 52 properties under contract totaling $88,842,777; 20 of which are listed at $1mil or more including this slopeside mountain retreat listed by our office for $11,500,000.
