Gunnison County Sales YTD

Residential sales volume through November totaled $393,668,047 which is slightly above 2022 sales volume (+0.8% YOY). The number of transactions, however, are down 13% YOY, (378 compared to 435 last year). The average sales price throughout Gunnison County, $1,041,449, is up 16% from $898,139 last year. As of December 1st, there are 90 properties under contract, totalling $92,097,500.

Upper Gunnison Valley Statistics

In November, we had 10 single family home sales and 6 condo/townhome sales in the upper valley*. These 16 sales totaled $29,687,010 which was a 32% decrease from October. Sales ranged from base area Grand Lodge studio which sold for for $175,000 to a mountain modern spec home in the Verzuh neighborhood that sold for $5,195,000

Land sales volume decreased 51% from October, with 3 total sales which totaled $2,137,500 in November. Sales ranged from a Crested Butte South lot which sold for $440,000 to a Prospect at Mt. Crested Butte lot, that sold for $1,195,000.
