As we settle into the new year, Crested Butte has enjoyed several powder days so far this winter with more in the forecast! February is a favorite time for skiers and snowboarders in Crested Butte as we typically have better snow coverage and more open terrain by this time, with less crowds than the holidays and spring break. Crested Butte Mountain Resort is now 100% open, so we hope to see you out on the slopes!

Gunnison County real estate experienced a strong start to 2024, with an increase in sales, inventory, and new listings compared to this time last year. The January 31st Fed announcement confirmed interest rates will remain steady, with a March cut “unlikely” citing the need for more confidence that inflation rates are on a sustained decline. A hopeful takeaway was a general consensus among experts that rates will come down later this year, but when, of course, they cannot say.

Current Market Conditions

Gunnison County began 2024 strong with and increase year over year in total sales, inventory, and new listings. This was in part due to a large sale in Almont that closed at $5,750,000. This sale did contribute to a 63% jump in average sales price YOY as well. Land sales were also up despite a slight dip in average and median sale price. The Upper Gunnison Valley saw a 33% increase in number of residential sales in January compared to last year; however, sales volume and average sale price were down.
