Q1 2024 Review

Gunnison County

Gunnison County experienced a minimal increase in the number of residential transactions in Q1 compared to last year (58 vs 56), but the total volume of transactions this year was 98% higher than the volume sold in Q1 of last year ($81.6M vs $41.2M). This growth rate in volume is due to an 87% increase in average sale price of residential properties in Gunnison County ($1.4M vs $738K). The land segment experienced somewhat of the opposite trend in that we had a 28% increase in the number of transactions (23 vs 18), with a very slight decrease in total volume sold (-1%).

Upper Gunnison Valley

The Upper Gunnison Valley residential market experienced a 55% increase in the number of sales YTD (34 vs 22), with an impressive 121% growth rate in sales volume, due to a 31% increase in average sale price ($1.55M for Q1 of 2024 vs $1.19M in 2023.) One positive sign for the upper valley was a significant increase in new listings compared to 2023 in both residential and land segments.

March 2024 Review

Gunnison County

March proved to be a strong month for real estate with an incredible 246% growth rate in residential sales volume throughout Gunnison County compared to 2023. The highest sale was 67 Wapiti Way, a stunning new construction in Skyland that sold for $4,700,000. The number of land sales remained consistent with last year with a total of seven, but sales volume and average sale price of land were both slightly above 2023, with the highest sale at $1,450,000 for 161 Pyramid Avenue, a 0.46 AC Aperture lot.

Gunnison County Real Estate Market April Update

Upper Gunnison Valley

In the Upper Gunnison Valley market, we continue to see growth in sales volume and average sale price year over year. Although residential segments saw a 15% decrease in new listings compared to 2023, we had a 25% increase in new land listings. As of April 2nd, there are 63 properties under contract, totaling over $73.8M.
