It’s holiday season in Crested Butte and there are many winter events to enjoy throughout the valley. Find unique, handmade gifts at Colorado Crafted this weekend as Colorado artists come together to showcase their one-of-a-kind works of art. Check out Rock on Ice in Mountaineer Square beginning next week where you can experience ice sculptures coming to life over the course of five days. The Crested Butte Center for the Arts is also hosting a series of festive entertainment such as the Nutcracker (CB style) and the Colorado Symphony Orchestra, and Tough Enough To Wear Pink’s Winter Songwriting Shuffle which kicks off December 16th!

Our slice of paradise is relishing in a blanket of fresh snow with 15″ of new snow in the past 48 hours on Mt. Crested Butte. CBMR officially kicked off the ski season on November 22nd and we currently have 5 lifts and 25 runs open, with more projected to open soon!

We ended November with $393.7M in sales volume year to date, with another $92.1M currently under contract. The average sales price increased 16% YOY county-wide at $1,041,423, while the average sales price for the Upper Gunnison Valley is currently $1,449,607, which is a 22% increase YOY.

As the market equalizes, we are experiencing somewhat of a mismatch between seller expectations and buyer motivation. Instead of characterizing our market as a “buyer” or “seller” market today, we instead are seeing this fluctuate based on each property. With low inventory everywhere, sellers are wanting top dollar and expect listings to move quickly, and some are, however not as many as expected. Buyers today are more focused on a property that checks all the boxes, including the right price. Interest rates continue to be a motivating factor in buyer patience; however, experts are advising this is an incredible time to purchase with far less demand and competition than what we will see once rates come down.

Current Market Conditions

There were 16 residential sales in November throughout the Upper Gunnsion Valley, totaling over $29M, which was a 32% decrease over October. Land sales volume decreased 51% from October, with 3 sales, totaling $2.1M. Off season always brings a dip in real estate activity, but sales through the Upper Gunnison Valley were down from last year. Residential sales were down 7% YOY while land sales were down 54%
