Town Tidbits

The valley was full of life in August as locals and visitors enjoyed perfect summer temperatures and an array of festivals. There were plenty of bluebird days, ideal for strolling through the Crested Butte Farmer’s Market or enjoying local fare and cocktails on one of the many Elk Avenue patios. The Crested Butte Music Festival, Alpenglow, Burgers & Bluegrass, and Gypsy Jazz in Paradise provided something for anyone who was looking for a summer music scene. The hot summer days are behind us and fall is in full swing! The aspen trees are turning bright yellow and gold and many locals and visitors are out enjoying the incredible sights. Fall festivals, including the Mt. Crested Butte Chili & Beer Festival and Vinotok, will draw crowds seeking a unique culinary and cultural experience.  We hope you join us for food, drinks, traditional storytelling and a procession down Elk Avenue to a giant bonfire as we celebrate the Fall Harvest in true Crested Buttian style!

What's Happening in the Real Estate Market

The busy summer Crested Butte real estate market winds downs as the arrival of Fall settles in. 150 condo and home sales totaling $80,168,061 have closed so far with the average reduction off list price dropping to 6%. Incredibly that is the exact number of sales that occurred the same period last year but amounting to just over $7.2mil more in volume. The average sales price of $534,453 is up 9% and the median price of $385,000 is up 4%. Another 60 properties totaling $32,933,200 are under contract six of which are over $1mil. 

Nine additional land sales occurred in August bringing the total so far this year to 76 parcels. That represents $13,702,700 in volume and a 50% increase over the same period last year. 14 additional parcels totaling $4,442,400 are currently under contract.
